True cost

I list my home at $500 a night on Vrbo. Here is who gets paid.

One month, side by side: what you keep with NightKeeper and with a manager at 20%. No cleaning fee in this example.

One month at 60% full

A 30-day month with 18 nights booked, rent only. The guest also pays Vrbo’s traveler service fee (a percent that changes with the booking, and Vrbo doesn’t publish one rate) and occupancy and sales taxes, which are not in this table.

Plus applicable sales tax on NightKeeper’s fee and on the manager’s fee.

1 Through Oct 28, Vrbo’s cut on our example plan is 5% plus a 3% card-processing fee.

NightKeeper answers the night phone, sends your vendor and lines up your cleaner, for 6% instead of 20%.

What each fee is

Vrbo’s commission

Vrbo’s cut of the rent and of fees you add, such as cleaning. On our example plan it is 5% today and becomes 12% on Oct 29.

Vrbo’s card-processing fee

The card charge on today’s plan, 3%. Vrbo’s plan page says it goes away on Oct 29. A host who uses their own card processor still pays that processor.

Vrbo’s traveler service fee

The guest’s charge, not yours. It is shown in the guest’s total before they book.

NightKeeper, 6% of your payout

At least $100 a month, every month, plus applicable sales tax. It pays for the night desk and includes the booking software.

A manager at 20%

A person who runs the rental. We use 20% of your payout as an illustration, not a quote.

Airbnb and Booking.com

Airbnb is moving hosts to one fee, usually 15.5% of the booking, taken from the host. Booking.com’s percent is set in your contract, not on a public price list.

Taxes

Occupancy and sales taxes belong to the government. None of the figures above include them.

The dollar figures are arithmetic on those percents: 18 nights at $500, one property, no cleaning fee, and a 20% manager figured on your payout.
