Create your account and pick your properties

Choose which properties to cover. Each one is priced on its own. See pricing.

Connect Hospitable

Authorize NightKeeper from your Hospitable account (Host plan or above). Your properties, bookings and house details come in, and you can change anything. NightKeeper never asks for your Airbnb or VRBO password. More about Hospitable.

Add your people and your limit

Your plumber, electrician, handyman and cleaner in the order you want them called, a local contact, your spending limit, and where the water shutoff is.

The free 2 a.m. Sheet is a good way to gather all of it before you start.

Give guests your property’s number

Put your property’s NightKeeper number in your check-in message and house manual. Guest messages in your booking threads are answered too.

It answers, and says what it is

Every call to your property’s number and every guest message in your booking threads is answered, day or night. It always says it’s an automated assistant for your property, and it matches the guest to their booking.

Safety comes first

Fire, a gas smell or anyone hurt: the guest is told to get safe and call 911, and you get a call right away. NightKeeper isn’t an emergency service and doesn’t send a vendor into one.

Questions get answers from your house manual

The Wi-Fi, the heater, the TV, the extra towels. If the answer isn’t in your manual, NightKeeper tells the guest it will ask you, and doesn’t guess.

Repairs go to your vendors, in your order

It calls your first choice for that trade, then the next on your list, passes on your spending limit, gets an arrival time and tells the guest who’s coming. Anything over your limit comes to you to approve. Your vendor bills you directly, the same as today.

You get the alert and the full log

Urgent problems call you. Everything else comes as an alert. Every call and message is kept with a transcript and a short summary, so you have the record if a guest disputes a stay.

Between the night calls

Cleaners in the loop

For every new, changed or cancelled booking, your cleaner is told the turnover window and asked to confirm. No confirmation a day before check-in, and you hear about it.

Complaints while there’s time

A complaint during a stay is flagged to you while the guest is still there. A low review comes to you with a drafted reply to edit; nothing is posted without your OK.

What stays with you: your listing, your reviews, your prices, your bookings, your booking money and the big decisions. NightKeeper doesn’t pay vendors or touch booking money.
