Do I keep my listing and reviews?
Yes. Your Airbnb and VRBO listings, reviews and stars stay on your account. NightKeeper connects through Hospitable and never asks for your Airbnb or VRBO password.
Who pays the plumber?
You do, directly. NightKeeper tells your vendor the limit you set, and the vendor bills you. We never pay vendors or handle booking money.
Is NightKeeper a manager or co-host?
No. It’s software you run for your own rental. It doesn’t list your property, take bookings, set prices, touch booking money or pay vendors. You make the big decisions.
What does it cost?
6% of your payout, at least $50 and at most $299 per property per month, plus applicable sales tax. Founding offer: your first three months are free once your service is live. Guests and emergencies
Does it pretend to be me?
No. It always says it’s an automated assistant for your property.
Is this an emergency service?
No. For fire, gas, a medical emergency or a crime, call 911 (or your local emergency number). NightKeeper tells guests to do the same, then calls you.
What if a guest asks something that isn’t in my house manual?
NightKeeper tells the guest it will ask you, and doesn’t guess. You can add the answer to your manual so it’s there next time.
What if my first-choice plumber doesn’t answer?
NightKeeper moves to the next one on your list for that trade. If the list runs out, you’re told right away.
Can it go over my spending limit?
No. Anything over your limit comes to you to approve first.
Setup
Do I need Hospitable?
Yes, for now. NightKeeper connects through a paid Hospitable plan (Host or above), which Hospitable bills you for separately. Works with Hospitable.
I use different rental software, or just the Airbnb app. Can I use it?
Not yet. Tell us what you use when you ask for early access; it helps us plan which tools come next.
Do I need a smart lock?
No. Smart-lock codes are optional and come after launch. Without one, lockouts go to your check-in message and your local contact. About smart locks.
My rental isn’t in the United States. Can I sign up?
Yes. Owners anywhere can ask for early access and set up once their spot opens. The guest phone line opens country by country. Where we are.
Can I cancel?
Yes, any time, with no cancellation fee.
