Standing watch through the night

NightKeeper answers every call to your property’s number and every guest message in your booking threads, day or night. It always says it’s an automated assistant for your property, and it follows the rules you set: who to call, in what order, and how much they can spend before you’re asked.

Fire, a gas smell or anyone hurt? The guest is told to get safe and call 911 first, and you get a call right away. NightKeeper isn’t an emergency service and doesn’t send a vendor into one.

The refund demand

Every call and message is logged with a transcript and a short summary, so you have the record. A complaint during a stay is flagged to you while the guest is still there, so you can fix it before checkout. A low review comes to you with a drafted reply to edit, and nothing is posted without your OK.

The cleaner who didn’t get the memo

“Nobody told me the dates changed.”

For every new, changed or cancelled booking, NightKeeper tells your cleaner the turnover window and asks them to confirm. If they haven’t confirmed a day before check-in, you hear about it.

Fees on top of fees

15.5% to Airbnb, and often around 20% more to a manager.

Airbnb’s host fee is now 15.5% for most hosts, and a full-service manager often takes around 20% on top. NightKeeper is 6% of your payout, at least $50 and at most $299 per property per month, plus applicable sales tax. See pricing.

Guests get answers from your house manual once they’re matched to their booking. If it isn’t in your manual, NightKeeper tells them it will ask you, and doesn’t guess. Lockouts go to your check-in message and your local contact, and the AI never reads a door code out on a call.

Water everywhere at 3:07 a.m.

NightKeeper calls your plumber, then the next one on your list, passes on your limit, gets an arrival time and tells the guest. Anything over your limit comes to you to approve. Your vendor bills you directly, the same as today.

What NightKeeper doesn’t do: it doesn’t list your property, take bookings, set prices, touch booking money or pay vendors. It’s software you run, not a manager.
